WorkDeal Wizard
Deal Wizard: Property deals, analysed by AI.
Co-founder & Product Lead · a listing turned into a structured investment report
An AI-powered property investment analysis platform that turns a listing into a structured investment report. I co-founded Deal Wizard and led its product design, development and implementation.

- Role
- Co-founder & Product Lead

- Launched
- Team
- Co-founded with a friend: I brought the product idea and the property-market experience; my co-founder was the system architect.
- Audience
- Property investors, deal sourcers and property professionals in the UK, including everyday investors who need help evaluating an opportunity.
- Capabilities
- Links
Deal Wizard brings property research, investment analysis and reporting into one guided experience. I co-founded it with a friend and led the platform’s design, development and implementation, drawing on my background in technology and property investment.
How Deal Wizard came together
Six stages, from the first idea to the public beta.
Ideation and screening
Two friends set out to fix a problem I knew as an investor: a listing is only a starting point.
- My role
Co-founder: I brought the product idea and the property-market experience; my co-founder was the system architect.
- Decisions
- Serve deal sourcers as well as investors, because both repeat the same research.
- Bring the whole process into one place, because research is fragmented.
- Include everyday investors, because they need help evaluating an opportunity.
- Outcome
A proposition: property information, local research, investment analysis and reporting in one guided workflow, for investors, sourcers and property professionals.
Product definition and planning
We defined the product as one short journey: a listing, a chosen strategy, then a structured investment report.
- My role
Product lead: I defined the journey from listing to report and how the analysis is triggered.
- Decisions
- Trigger the analysis from the listing page, because investors browse there.
- Offer Buy-to-Let, Flip and HMO, because each asks different questions.
- Accept deals from platforms and from sourcers, because some opportunities are off-market.
- Outcome
- A journey (listing, strategy, report) from the web app or a Chrome add-on.
- Three strategies: Buy-to-Let, Flip and HMO.
- Challenges
The add-on’s availability has changed since 2025, and HMO analysis came later than Buy-to-Let and Flip.
Design and prototyping
We designed the report to read from headline to detail and gave the product its brand: a wizard mark, Orange Crayola on Isabelline, one figure per pattern.

Actual
The lockup: the wizard mark and the two-line logotype.
Actual
Social post announcing the AI-generated refurbishment plan.
Actual
Social post: “AI-Powered Property Investment”, a house inside the concentric-arc pattern.
- My role
Product design lead and brand direction: I structured the report and set the rules the artwork follows.
- Decisions
- Summary and score first, then the numbers, so that assumptions can be checked.
- Orange for marks and patterns, never text, because it fails text contrast.
- One figure per pattern, so that scale and distortion vary, not the shape.
- Outcome
- A report structure, and a study of reading floorplans and photos.
- An identity: mark, logotype, colour and patterns.
Validation and testing
We opened a free public beta in November 2025 and asked real investors, deal sourcers and property professionals to use it and say what was missing.
- My role
I took the beta public, ran the outreach and gathered what users told us was missing.
- Decisions
- Free during the beta, so that investors would use it and give feedback.
- Invite real investors and sourcers, because feedback should come from real deals.
- Outcome
Accounts and analyses created organically and through outreach by April 2026, plus feedback on what was missing.
Development
Through 2025 I led the build that turned the concept into a working platform, from listing to exported report.

Actual
Executive summary of the example analysis published on dealwizard.ai: purchase price, refurbishment estimate, after-repair value, gross profit and ROI.
Actual
Interior and layout: each room checked against national minimum sizes, then capacity options for the property.
Actual
Projected income and returns after works: monthly and annual income, yield, total investment and equity.
Actual
Refurbishment plan: scope and standard, then works by trade with an estimate for each line.
- My role
I led development and implementation, joining property information, area research, works estimation and financial projections into one flow.
- Decisions
- Refurbishment inside the assessment, because the budget shapes the deal.
- Risks beside the numbers, so that the report also says what to check next.
- Let sourcers package a deal, because explaining it is part of the work.
- Outcome
A working platform: layout checks, area comparables, strategy numbers, a refurbishment plan, risks and deal packaging, exported as a branded report.
- Challenges
The hard part: layout findings are inferences and budgets are estimates, so the report has to show what each rests on.
Launch and commercialisation
Deal Wizard is live at dealwizard.ai as a free public beta.
- My role
Co-founder and product lead: I own the public beta and how the product is described.
- Decisions
- Keep the beta free for now, because users are still shaping the product.
- Publish a full example analysis, so that the report speaks for itself.
- Outcome
A live, free public beta at dealwizard.ai.
- Challenges
The commercial model is not set: usage and feedback show a working product, not revenue.
What exists today
